Furnished rentals in France · régime réel

Do the tax return for your French rental yourself, no accounting knowledge needed.

You upload your invoices and your Airbnb or Booking.com statements. The app sorts everything, works out what lowers your tax and tells you what to do at each step. In spring, your return is ready. €149 a year, where an accountant usually charges €300 to €600.

A few French words you will meet: LMNP (loueur en meublé non professionnel) is the tax status of a private landlord letting furnished property. Under the régime réel you deduct your real costs instead of a flat allowance (the micro-BIC). The liasse fiscale is the year-end return sent to the tax office. Non-residents follow the same rules.

Sound familiar?

  • Every spring, the French tax return for your rental keeps you up at night.
  • An accountant charges you €300 to €600 a year for a handful of invoices.
  • You have no idea whether you are paying too much tax in France.
  • Forms 2031 and 2033 might as well be in code, and they only exist in French.

With Meublé, you upload your papers. The app does the rest and tells you what to do.

You pay less tax thanks to depreciation (amortissements): the price of your property and furniture is deducted a little every year. You do not need to understand how it is calculated; the app handles it. And you always know how much tax you will pay.

How it works

  1. 1. Upload your papers

Invoices, Airbnb or Booking.com statements, bank statements, your loan schedule, from your phone or your computer. The app reads them for you and prepares every line.

  2. 2. Check in one click

For each document, you confirm or correct the date, the amount and the type of expense. You watch your year fill up, and see what is still missing.

  3. 3. Get your return, ready to send

In January, the app closes the year, checks that everything adds up, then prepares your return and the figures to copy onto your French income tax return.

Guided from start to finish

No accounting knowledge needed. The app walks you through it.

  • A step-by-step path

Seven steps, from the purchase of the property to the end of the year. The app always shows you the next thing to do.

  • Your papers read for you

Invoices, Airbnb and Booking.com statements, bank statements: no typing, no spreadsheets.

  • Advice in plain words

The Advice page compares your options in simple terms and estimates what you will pay, and when.

  • Checks before you send

Before the year is closed, the app checks your accounts. If something does not add up, it tells you and waits until it is fixed.

It’s for you if…

  • you own a furnished flat or house anywhere in France, let on Airbnb, Booking.com or long term, wherever you live yourself;
  • you are on the régime réel, or wondering whether you should be;
  • you would rather not pay an accountant, or you are tired of waiting for yours;
  • you want to know where you stand without becoming an accountant.

It is not for you if you let through an SCI (property company), in joint ownership (indivision), in a serviced residence or as a professional landlord (LMP): in those cases, a professional is still the right choice.

Checked against a real tax return

I built Meublé for my own flat, let on Airbnb and Booking.com. In my first year, an online accounting firm did my return. I redid everything with the app and compared: same result, to the cent, as the return the firm filed.

And by reading everything again, the app flagged 5 points nobody had checked, such as a fan paid for with loyalty points, so €0, but counted as a €35 expense. Small details, but that is what a second reading is for.

Why so cheap?

A low price does not mean cut-price calculations: they are checked to the cent against a real return prepared by an accounting firm. The difference comes from elsewhere.

The software does the data entry

With an accountant, you mostly pay for the hours spent copying your invoices and statements. Here the app reads your papers for you, so there are no hours to bill.

You check, you stay in control

No accountant to pay for checking on your behalf. You see every figure, and the app checks everything before the year is closed.

No sales team, no advertising

Meublé is made by one person in Nice and runs on a server in Germany. Low fixed costs mean the price can stay low without cutting anything from the calculations.

Free until your return

Use it all year with your real papers, no card needed. You pay €149 only when you close the year, once your return is ready.

Frequently asked questions

I know nothing about accounting. Will I manage?

Yes, that is what it is built for. You upload your papers, the app sorts them and guides you step by step. Technical terms are explained when they come up, and the Advice page tells you in plain words what to do.

Am I allowed to do without an accountant in France?

Yes. No rule requires a non-professional furnished landlord (LMNP) to use an accounting firm. You need properly kept accounts and a correct return: that is what the app prepares. As with a firm, you remain responsible for your return.

How can I be sure the figures are right?

I redid my own 2025 year, filed by an accounting firm, with the app: same result to the cent, on all 18 lines of the return. That test runs again every time the software changes, and every calculation is shown on screen if you want to check.

How much does it cost?

€149 a year, VAT included, per letting activity, and nothing before your first return: uploading your papers, seeing your year, using the simulator are all free. You pay when you close your first year.

Why is it so cheap?

Because the software does the data entry a firm bills you for, you check it yourself instead of paying an accountant, and the tool is made by one person with no sales team and no advertising. The calculations are checked to the cent against a real return.

I already have an accountant. Can I switch?

Yes. Ask them for two files: the FEC (the file holding all your accounts) and your latest return. The app takes everything over, including the amounts carried from one year to the next. That is how I moved my own file.

How do I send my return to the tax office?

The app prepares every figure. Today, you copy them into your professional space on impots.gouv.fr, free of charge. Sending directly from the app, through an approved partner, is coming soon.

I live outside France. Does it work for me?

Yes. Owners who live abroad declare their French furnished rental like everyone else: same accounts, same return, sent to the SIE (service des impôts des entreprises, the business tax office) responsible for the property. The app works the same way. Only your tax rate may differ (minimum rate for non-residents, tax treaties); the simulator calculates for someone living in France.

Where are my documents stored?

On a server in Germany (Hetzner Online GmbH), inside the European Union, encrypted in transit. No trackers, no selling of data, and you can delete your account and everything in it from your account page.

For the curious: the technical detail

The rules a French accounting firm applies, to the cent, every calculation shown on screen.

  • Depreciation by component

The price of the property and furniture is deducted gradually, part by part (structure, roof, installations, fittings, furniture), pro rata to the day on the French 30/360 basis, as accounting firms do.

  • Article 39 C and deficits

Depreciation cannot create a loss: the excess is set aside with no time limit. A loss carries forward against the profits of the next ten years.

  • Liasse 2033-A, B, D and 2031

The liasse fiscale, the return sent to the tax office: simplified balance sheet, income statement, depreciation, deficits, line by line.

  • 2042 C-PRO

The boxes to copy onto your French income tax return: 5NA for a profit, 5NY for a deficit, worked out at closing.

  • A compliant FEC

The FEC (fichier des écritures comptables) is the ledger file the tax office can ask for in an audit. Export it at any time, or import one to take over an existing file.

  • Tax and thresholds

Income tax, social charges, a comparison with micro-BIC, and the €15,000 and €23,000 rent thresholds watched all year.
