Why so cheap?
A low price does not mean cut-price calculations: they are checked to the cent against a real return prepared by an accounting firm. The difference comes from elsewhere.
The software does the data entry
With an accountant, you mostly pay for the hours spent copying your invoices and statements. Here the app reads your papers for you, so there are no hours to bill.
You check, you stay in control
No accountant to pay for checking on your behalf. You see every figure, and the app checks everything before the year is closed.
No sales team, no advertising
Meublé is made by one person in Nice and runs on a server in Germany. Low fixed costs mean the price can stay low without cutting anything from the calculations.
Free until your return
Use it all year with your real papers, no card needed. You pay €149 only when you close the year, once your return is ready.
How does it compare with an accountant?
Other providers’ prices are estimates taken from their public pages in October 2026; they change often and depend on options. Treat them as a rough guide, not a quote.
| Solution | Indicative price | How it works | Notes |
|---|---|---|---|
| Meublé | €149 incl. VAT / year | You upload your papers and check them; the app calculates and prepares the return. | Per letting activity. Free until your first return. |
| Online accounting firms specialising in LMNP | from €300 to €600 / year | An accountant enters your documents and files the return; you wait until April to see your year. | Estimate: “from” prices, depending on the firm and options (several properties, OGA approved management centre, EDI). Check current rates. |
| Indy | paid annual plan | General online accounting with an LMNP path, often tied to bank sync. | Estimate: price varies by plan, check their website. |
What you lose without an accountant: someone who handles everything for you. What you gain: you see your year as it goes, you know what you will pay, and your accounts stay in a standard file (the FEC) that any French accountant can take over if you change your mind.
Billing questions
What is a “letting activity”?
It is what the app calls a file (dossier): one SIRET number (the French business registration number every furnished landlord gets), with one or more properties. A couple letting two flats under the same SIRET has one file, so one subscription. Two SIRETs, two files.
When do I pay?
When you close your first year (the “clôture”), once your return is ready. Before that, everything is free: uploading your papers, seeing your year, using the simulator. For an account opened at the end of 2026, that falls in January 2027: that is when the €149 subscription starts.
What does a year of subscription cover?
Preparing the return for one year, then the whole of the following year up to its own return. The subscription renews automatically each year; you get an e-mail a month before, and you can cancel in one click from the Billing page.
How do I pay?
By card, online, with an invoice sent by e-mail. And the subscription is itself a deductible expense against your rental income.
What if I never get as far as the return?
You pay nothing. Your data stays available, and you can download your accounts (the FEC file) and delete your account at any time.
Why such a low price?
The software does the data entry (which is mostly what an accountant charges for), you check it yourself, and Meublé has no sales team and no paid advertising. The calculations are checked to the cent against a real return prepared by a firm.
Will the price go up?
€149 is the launch price. If it changes, it will change for new files, and you will be told before any renewal.
