About Meublé
My name is Juliano Majally. I am a software developer in Nice, and I have let a furnished flat on Airbnb and Booking.com since 2025. In the first year I handed my accounts to an online accounting firm, as many owners do. It went fine, but I did not understand what was being declared in my name, and I had no way of checking it.
So I wrote Meublé, for myself first: a tool that reads my invoices and Airbnb and Booking.com statements, sorts everything, works out what lowers the tax and prepares the year-end return. I also wanted it to explain what it does, so that anyone can use it without being an accountant. To be sure of the figures, I redid my 2025 year with the app and compared it with the firm’s return: same result, to the cent, on all 18 lines. Reading everything again, the app also flagged 5 points nobody had checked. That test runs again every time the software changes.
What Meublé is, and what it is not
It is software that keeps the accounts of a furnished rental and prepares its tax return, for non-professional landlords (LMNP) on the régime réel, where real costs are deducted. It is not an accounting firm: you remain responsible for your returns, and when your situation falls outside that frame (joint ownership, an SCI property company, professional status LMP, serviced residences), a professional is still the right person to ask. The guides on this site give dated information; if in doubt, the official texts on impots.gouv.fr prevail. If you live abroad, the French accounts are the same; your own tax position may need a word with an adviser.
Where your data lives
The software runs on a server in Germany (Falkenstein (Germany), at Hetzner Online GmbH), the data stays in the European Union, and you can export your whole file or delete your account at any time. The FEC follows article A 47 A-1 of the French tax procedure code, and the accounts follow the French chart of accounts (plan comptable général).
